Who repairs air conditioners in Sun City Grand?
Pro Solutions Air Conditioning & Heating, Inc. is a licensed HVAC contractor based at 28535 N 172nd Dr, Surprise, AZ 85387 — roughly fifteen minutes from Sun City Grand. The company has operated continuously since 2011 and holds four Arizona Registrar of Contractors licenses covering air conditioning, heating, plumbing, and electrical work.
For Sun City Grand specifically: the community's homes were built between 1996 and 2005, which means most are now on their second air conditioning system, and many of those replacements are themselves reaching end of life. We diagnose the actual failure, quote the repair and the replacement side by side, and let you decide. Qualifying new installations are available with a 15-year parts and labor warranty.

Sun City Grand is in its second replacement cycle
Del Webb opened Sun City Grand in the fall of 1996 and finished the last of roughly 9,800 homes in 2005. That single fact drives almost every AC conversation we have inside the gates.
Original builder systems
Builder-grade equipment, mostly R-22 refrigerant, sized off rules of thumb rather than a load calculation.
The first replacement
Most original units were replaced here. Many of those swaps were like-for-like — same size, same duct system, same undersized returns.
Round two — and a refrigerant change
Those replacements are now 8 to 17 years old. Meanwhile new equipment has moved to A2L refrigerants, so a 2010-era R-410A system can no longer be matched with new parts indefinitely.
The practical result: in Sun City Grand we are frequently looking at a system that is old enough to be worth replacing but not so old that repair is obviously wasted money. That is exactly the situation where a commissioned salesperson costs you thousands of dollars. Ours aren't.
What we find most often in Sun City Grand homes
Failed run capacitors
The single most common no-cool call in Surprise. Cheap part, fast fix — but repeated failures usually point to a compressor or condenser fan that is drawing high amps and is on its way out.
Attic duct leakage
Sun City Grand attics run 140–160°F in July. Twenty-plus-year-old flex duct sags, separates at the boots, and pulls superheated attic air into the supply. It's why one bedroom never cools.
Condenser coils packed with debris
Four golf courses and heavy landscaping mean grass clippings, cottonwood fluff, and fine dust. A blanketed coil raises head pressure and quietly kills compressors.
Drain line backups
Slab and attic air handlers with long, low-slope condensate runs clog with algae. On a single-story Grand floor plan that can mean water in a ceiling before the float switch trips.
Refrigerant leaks in R-22 holdouts
R-22 production ended in 2020. Reclaimed stock is expensive and shrinking. If your system still runs R-22, a leak is a replacement decision, not a top-off decision — and we'll say so plainly.
Undersized or crushed returns
A common shortcut in mid-90s and early-2000s builds. Starved airflow shortens compressor life and drives up your bill. Correcting it is often cheaper than upsizing the equipment.
Leaving for the summer? Read this first.
A large share of Sun City Grand households are gone for part of the year, and an empty house in an Arizona July is where the expensive surprises happen. A few things we tell every seasonal homeowner:
- Don't shut the system off completely. Set the thermostat to 85–88°F rather than "off." Interior temperatures above roughly 95°F warp cabinet doors, soften candle wax and adhesives, and cook electronics. Humidity control matters during monsoon season too.
- Install a water sensor or a smart thermostat with alerts. A clogged condensate line that trips a float switch will shut your AC off — and if nobody knows, the house bakes for weeks.
- Have the drain line cleared before you leave, not after you return. This is the number one cause of the "I came back and the house was 110 degrees" call.
- Book a startup check before you fly back in. We'll run the system, verify it cools, and catch a failure while you're still in Minnesota instead of on your first night home.
- Ask a neighbor to look at the outdoor unit occasionally. Landscaping crews, monsoon debris, and the occasional pack rat all cause problems no thermostat will report.
What we handle in Sun City Grand
- AC repair — all major brands, same-day service often available, 24/7 phone coverage.
- System replacement — free estimates, properly sized to your floor plan rather than matched to the old nameplate. Qualifying installs available with a 15-year parts and labor warranty.
- Heat pump repair and installation — common on Grand floor plans without gas service.
- Heating repair — gas furnaces, electric furnaces, and heat pumps.
- Maintenance memberships — scheduled tune-ups timed around seasonal travel.
- Ductwork repair, sealing, and custom modification — the fix for hot rooms that no thermostat setting solves.
- Duct cleaning and whole-home air purification.
- Insulation — many Grand attics are still at original builder R-values.
- Electrical and solar — we hold the licenses to do the disconnect, panel, and circuit work ourselves rather than subcontracting it.
Five things worth knowing before you call anyone
No commission, ever
Our technicians are not paid on what they sell. There is no financial reason for anyone in our van to recommend a replacement over a repair.
Fifteen years, uninterrupted
Founded in 2011 and operating continuously ever since — same company, same name, same ownership. Warranty coverage is only worth what the company behind it is worth.
Four ROC licenses
CR-39, CR-61, CR-11, and CR-37. HVAC, plumbing, and electrical under one roof, which matters when a repair crosses trades.
15-year parts & labor warranty
Available on qualifying new installations, with up to 15 years of annual maintenance included. Ask us which systems qualify.
We're the company others call
Other West Valley contractors subcontract their installations to us and call us in on diagnostics they can't crack. That's not marketing — it's our schedule.
Independently verified
BBB-rated, Rosie on the House Certified Partner, GuildQuality-surveyed, NATE-certified technicians, EPA and OSHA trained.
Sun City Grand AC questions, answered
How old is too old for an air conditioner in Sun City Grand?
In Arizona, most systems last 10 to 15 years. Because Sun City Grand homes were built between 1996 and 2005, a system installed as a replacement in 2010 is now at the far end of that range. Age alone isn't the deciding factor — we look at refrigerant type, compressor amp draw, coil condition, and how much you've spent on repairs in the last two years.
Do you charge for a diagnostic in Sun City Grand?
We quote the diagnostic fee up front when you book, before anyone is dispatched, and estimates for system replacement are free. Call 623-232-8425 and we'll tell you exactly what the visit costs.
My AC still uses R-22. Can you just add refrigerant?
We can, but you should understand what you're buying. R-22 production ended in the United States on January 1, 2020, so any R-22 in circulation is reclaimed or stockpiled and priced accordingly. Adding refrigerant to a leaking system is a temporary measure. We'll tell you what the recharge costs, what the leak repair costs, and what replacement costs, and let you weigh all three.
Why is one bedroom always hotter than the rest of the house?
In single-story Grand floor plans it is almost always duct related — a disconnected or crushed flex run, a leaking boot at the register, or a supply that's simply too long and too small for that room. Adding a bigger air conditioner does not fix it. Correcting the duct does.
What temperature should I leave my thermostat at when I go north for the summer?
Set it between 85 and 88°F rather than turning the system off. That keeps the interior below the point where heat damages furniture, finishes, and electronics, and it keeps humidity in check during monsoon season, without running the system constantly.
Do you offer a senior discount?
Ask us when you call — we'll go over current promotions and financing options for your situation.
How fast can you get to Sun City Grand?
Our shop is at 28535 N 172nd Dr in north Surprise, roughly fifteen minutes from the Grand's main gates. Same-day service is often available and our phones are answered 24 hours a day.
Are you licensed to do the electrical work my AC install needs?
Yes. We hold separate Arizona ROC licenses for electrical work, so disconnects, whips, breakers, and panel upgrades are handled by our own licensed people rather than a subcontractor you've never met.
