But Sun City West is an unincorporated community in Maricopa County. There is no city government and no city building department.

Here's the part worth sitting with: if the duct system, the return sizing, and the attic insulation were never corrected, each new air conditioner inherits every limitation of the one before it. That's why some homeowners here have replaced their equipment twice and still have a hot back bedroom. The equipment was never the problem.
Package units change the whole conversation
A large share of Sun City West homes use a packaged unit — the entire system, compressor and air handler together, sitting in one cabinet on the roof on a sheet-metal curb, rather than a split system with a condenser on the ground. Replacement means rigging
The old cabinet comes off the roof and the new one goes up. Depending on access and weight that can mean a crane or a boom truck. It's a real line item, and any honest quote will show it.
The curb rarely matches
New equipment almost never lands on a 1985 curb footprint. A properly fabricated curb adapter is what keeps water out of your ceiling. A sloppy one is where roof leaks come from.
Your roof condition is part of the job
If the roof is near end of life, replacing the AC first and the roof second means paying to move the unit twice. Sequence matters, and we'll tell you when it does.
Duct connections are inside the curb
Supply and return transition right at the roof deck. Leaks there dump conditioned air straight into a 150°F attic, and they're invisible from inside the house.
Attached homes need coordination
Ranch villas and duplex-style homes share roof structure with a neighbor. Access, staging, and timing take a conversation before the truck shows up, not after.
Nobody checks on it
Out of sight, out of mind. Roof units accumulate debris, rust at the base pan, and lose panel screws for years before anyone climbs up. Most of what we find up there is preventable.
Sun City West has more R-22 systems left than anywhere
Given how much of this community was built before 1997, we still find working R-22 equipment in Sun City West on a regular basis — more than in any other neighborhood we serve. If that's your system, here is the honest picture:
- R-22 production in the United States ended January 1, 2020. Everything still in circulation is reclaimed or previously stockpiled, and it is priced accordingly.

- Newer equipment can't be mixed in. New systems have moved through R-410A and on to A2L refrigerants like R-454B. There's no partial upgrade path from R-22.

What we won't do is quietly top off an R-22 system every summer and let you keep paying for refrigerant that's leaking into the sky. You'll get the recharge price, the leak repair price, and the replacement price, and you'll decide which one makes sense.

- Get a thermostat that can alert you. A connected thermostat that texts you when the indoor temperature climbs is inexpensive insurance on a house you're not standing in.
- Roof units especially need a look before you go. You won't be here to notice a rusted-through base pan draining onto your ceiling.
- Book a startup check before you fly back. Better to find the failure while you're still in Michigan than at 9pm on your first night home.
